What to expect

Taking a tenancy with HMT couldn't be easier.

Often our owner, Kim, will be on hand to personally conduct your viewing. We even offer optional video viewings to allow you to see properties as soon as they go online.

Once you find the perfect place for you and have an offer accepted, we’ll ask you to place a non refundable holding deposit for the property. This will be deducted from your first month's rent. We do ask you to complete our references just so we can ensure you’re a suitable fit for the property.

Finally, we will then ask that you pay 5 week’s rent as a (protected) tenancy deposit and will provide you with a moving date. Then all that’s left is to look forward to your new home.

  • What is the Tenancy Deposit?

    A 5 week Tenancy Deposit is paid at the start of the Tenancy and is secured in the Deposit Protection Scheme. This means that neither party can access it until the end of the tenancy. It is kept to cover any damage or work that may be needed to restore the property to its current state when the Tenant vacates. This excludes general “wear and tear”. The Landlord may appeal for part, or the entirety, of the deposit to cover their costs, but this must also be agreed by the Tenants before it is released. If nothing is claimed then the full 5 week deposit is released back to the tenant.

  • Will the Landlord take a pet?

    Some Landlords will accept pets and we are able to advise you of this. But if the property is for any reason unsuitable for a pet, then the Landlord has the right to refuse any from being kept in their property.

  • I am currently on benefits, can I rent?

    Yes, absolutely. Landlords are able to accept Tenants who are on benefits, so please state this to us as you register and we can let you know some options.

  • I can't pay my rent, what should I do?

    We know there are times in life where unexpected costs occur. So if for any reason you feel you cannot afford your rent, please call us immediately and we will discuss your options.

  • I have a maintenance issue, how do I report it?

    We provide access to an online platform that allows you to report any maintenance issues or concerns, 24/7. This provides instant tips that might highlight the issue, allow you to quickly repair it yourself, or minimise any potential damage. And our dedicated Maintenance Manager, Sam, will then be in contact to arrange any repair, if required.

  • Deposit and fees

    Holding Deposit - 1 weeks rent (then taken off the first months rent)
    Tenancy Deposit - 5 weeks rent (held in the Deposit Protection Scheme)
    Change of Tenancy - £50 per change
    Late payment charge - 3%

  • Why do I pay a Holding Deposit?

    This secures the property for you while we cross the t’s and dot the i’s. This means that we will remove the property from the market and cancel any future viewings. As long as you pass referencing, this deposit is then taken off your first months rent. If you fail referencing or withdraw from the application then the Holding Deposit is retained by us to cover administrative expenses, and is non refundable.
